NEED TO KNOW

  • Celeste and Thomas Miller bought their Metro Detroit, Mich., home in 2018 and later refinanced to a 2.9% mortgage during the pandemic
  • In 2026, they chose to sell it and build a new home closer to family and friends
  • They now tell PEOPLE that giving up the low rate was worth it for the life they want to give their children

For years, Celeste and Thomas Miller believed they had made the perfect financial decision.

They had purchased their Metro Detroit, Mich., starter home before getting engaged, refinanced during the pandemic into a low 2.9% mortgage and steadily worked toward paying off debt while building equity.

On paper, staying put made all the sense in the world. But as their family grew, they realized the life they wanted for their children was “priceless” and couldn’t be measured by an interest rate alone.

“We are both goal-oriented people, and paying off consumer debt and a house was just another goal on the list,” Thomas tells PEOPLE exclusively. “However, we slowly started to realize that the goals are great and deferred gratification is a great discipline to have — but it could quickly get out of hand, and you are no longer living your life, just living the process to the next goal.”

The couple, both 33, bought their three-bedroom home in 2018 for approximately $268,000, initially drawn to something as simple as having a backyard for their dog. Shortly afterward, they got engaged, then married in 2019 and eventually welcomed their children there.

During the pandemic, refinancing from a 30-year mortgage into a 15-year loan at 2.9% gave them an opportunity they knew could shape their future. By aggressively paying down debt, saving and investing, they eventually built enough equity for the next chapter of their lives.

Still, the house that once felt like the perfect starter home slowly began to feel limiting, and they had always said they would only move for two reasons: family and a better quality of life for their children. Over time, that vision eventually outweighed the appeal of holding onto an enviable mortgage rate.

For the Millers, however, the move wasn’t about upgrading for the sake of having a bigger house. It was about creating a better childhood for their kids. “We are moving to an area with way more yard and nature,” Celeste tells PEOPLE. “We will be close to all our parents, and we are building in the best new community.”

That sense of community ultimately became the deciding factor, but Celeste admits that leaving their longtime neighborhood was far from easy because of the relationships they built there. “The part I was most sad about leaving our old home was leaving my current next-door neighbor, who has become one of my best friends since I moved in,” she explains.

“We got engaged at the same time, married at the same time, started trying to have babies at the same time and ended up having both our babies within months of each other. I was devastated thinking of leaving her and cried a ton about it,” she continues.

Fortunately, that friendship didn’t have to end with the move. After visiting the new development, her neighbor’s family decided to build there as well, reinforcing the kind of close-knit environment the Millers had hoped to find.

For Celeste, that feeling reaches back to her own upbringing and the kind of neighborhood she always imagined raising her children in. “I grew up in a Hispanic family where we would walk into each other’s homes without warning,” she recalls. “And while I don’t think we will all do that over there, it’s nice to have a community that feels a little more like a village.”

Still, selling their first home also meant letting go of the place where they experienced some of life’s biggest milestones — from getting engaged and married to enduring heartbreaking miscarriages and eventually bringing both of their babies home.

And while they briefly considered keeping it as a rental, Celeste and Thomas ultimately decided that using the equity to help fund their forever home made more sense than taking on the responsibilities of being landlords while raising young children and balancing work.

Not everyone agreed with their decision, however, and after sharing their story online, many questioned why anyone would voluntarily walk away from such a low mortgage rate.

“When I post online, I always know that everyone will give their feedback, even if I don’t agree, and that’s okay,” Celeste says. “I am just some girl on the internet who knew this was the best decision for our family and decided to share it in case anyone else was in the same boat.”

Although their new mortgage will cost more, the Millers believe the trade-off is worth it because it reflects what matters most to them today.

Looking ahead, they aren’t focused on the interest rate they left behind, but on the life waiting for their family. “We only have one life to live. And it’s ultimately up to you how you want to live it. There is no right or wrong thing to do, and if you can afford to make a move that improves your quality of life, I don’t think anyone will ever regret it,” Celeste tells PEOPLE.

She adds, “We are already so excited and thankful we decided to do this for our family and our future. Our kids are going to have a childhood we only ever dreamed of giving them, and that’s huge to us.”
